How much does a home extension cost in Melbourne?

Most single-storey rear extensions in Melbourne land between $3,500 and $5,500 per square metre depending on finishes, site access and structural work. Second-storey additions typically start higher because of steel, stairs and re-stumping. We give you an itemised fixed price after the design stage, so there are no provisional-sum surprises. Do I need a planning permit for my renovation in Victoria?

Almost every project needs a building permit. Whether you also need a planning permit depends on your council and whether your property sits in a heritage or neighbourhood character overlay. We check your title and overlays before design starts and tell you which path applies.

How long will my project take?

A bathroom is four to eight weeks. A kitchen is ten to sixteen. A ground-floor extension is six to nine months including approvals; a second storey is longer. A whole-home renovation runs twelve to eighteen months. We give you a completion date in writing, not an estimate.

Can I stay in my home during the build?

Usually yes for single-room work and ground-floor extensions, where we seal off the work zone. Second-storey additions and whole-home renovations generally mean moving out for part of the build. We tell you which applies before contracts so you can budget for it.

Are you a registered and insured builder?

Yes. we holds Victorian building practitioner registration CCL-L 100299, and you can verify it on the Building and Plumbing Commission’s public register.

Is it cheaper to renovate or move?

What happens if costs change during the build?

They don’t, unless you change the scope or we uncover something genuinely hidden — and even then, the variation is documented, priced and approved by you in writing before the work happens. Nothing gets settled at the end.
