What building in Melbourne's eastern suburbs actually involves
The housing stock
Camberwell, Glen Iris, Balwyn and Surrey Hills are dominated by Californian bungalows and interwar solid brick on generous blocks. Hawthorn and Kew add Edwardian and Victorian stock closer to the river. Box Hill, Doncaster and Templestowe bring post-war brick veneer and a great deal of 1960s and 70s construction.
Practically, that means shallow footings, floor levels that have moved, asbestos in eaves and sheeting on anything pre-1990, and a rear kitchen facing the wrong way. It also means blocks with the depth to extend rearwards which is why this region takes more second-storey and whole-home work than anywhere else we build.
Reactive clay
Much of the inner east sits on Silurian mudstone weathering to reactive clay, classified M, H1 or H2 under AS 2870. It swells and shrinks seasonally, which is why so many houses here have doors that stick in winter and cracks that open in February.
For a renovation it means deeper footings or a stiffer slab, and any new work found compatible with the old. Doncaster, Templestowe and Box Hill are particularly known for it, and the gap between a Class M and a Class H2 site can be $15,000 to $30,000 in footings alone.
Boroondara, Whitehorse and Manningham
Boroondara applies heritage and neighbourhood character controls across large parts of Hawthorn, Kew, Camberwell and Balwyn, and applies them closely. A planning permit here typically adds three to six months, and objections going to VCAT are not unusual.
Whitehorse Box Hill, Surrey Hills, Blackburn and Manningham Doncaster, Templestowe, Bulleen lean more on neighbourhood character than heritage fabric. The focus is roof form, setbacks and materials rather than original detailing.
