Salt air changes your specification

This is the region where material selection genuinely matters. Within a few kilometres of the bay, salt-laden air attacks hardware, fixings, window frames and tapware long before it touches anything structural.

Standard hinges, handles, screen fittings and external fixings that last twenty years in Camberwell corrode noticeably faster in Brighton, Sandringham or Hampton. We specify marine-grade stainless where it’s exposed, powder-coated finishes rated for coastal exposure, and glazing hardware chosen for the environment rather than the catalogue price.

Two housing stocks

Along the bay Brighton, Sandringham, Hampton, Mentone, Cheltenham the stock runs to interwar brick, post-war construction and a lot of 1960s and 70s beach houses. Generous blocks, and a strong appetite for opening the rear of the house towards light and outdoor space.

Inland  Malvern, Armadale, Toorak, South Yarra, Prahran, Caulfield you’re in grand Victorian and Edwardian territory. Larger period homes with high ceilings, original detailing worth restoring, and heritage overlays applied closely by Stonnington. Whole-home renovation is common here, and it’s often as much restoration as it is renovation.

Soil and drainage

Closer to the bay the profiles run sandier with better drainage, which generally means a more forgiving site classification than the reactive clay further east. Inland through Malvern and Caulfield you’re back into clay. Neither is a problem, but they’re different engineering responses, and it’s worth knowing which you’ve got before setting a budget.

Does salt air really affect a renovation?

Yes, and it’s the most common reason we’re called to fix other builders’ work here. We specify marine-grade stainless where it’s exposed and coastal-rated finishes throughout it costs a little more up front and saves a great deal later.

Do I need a planning permit in Stonnington?

Frequently. Stonnington applies some of the strictest heritage controls in Victoria across Malvern, Armadale, Toorak and South Yarra. A planning permit typically adds three to six months. We check your title and overlays before design starts.

Is bayside soil better than the eastern suburbs?

Generally, closer to the bay. Sandier profiles drain better and often mean a more forgiving site classification than the reactive clay through Camberwell and Doncaster. Inland through Malvern and Caulfield you’re back into clay. A soil test settles it we do one at feasibility.

Can you restore original features in a Malvern period home?

Yes, and on grand period homes it’s usually the right call. Ceiling roses, cornices, skirting profiles, leadlight and original joinery are difficult and expensive to replicate. We restore what’s characteristic and modernise what isn’t, rather than stripping everything and starting again.
