Why build custom instead of buying a project home

Volume builders are good at what they do, which is building the same twelve floor plans efficiently. If one of those twelve suits your block and your life, that’s a sensible way to buy a house.

The trouble starts when it doesn’t. A standard plan dropped onto a block with a fall across it, or a north boundary on the wrong side, or an odd shape, ends up with the living areas facing the fence and the bedrooms getting the morning sun nobody’s awake for. You pay for the inclusions upgrade list to fix things that shouldn’t have needed fixing.

Custom home building starts from the opposite end. We look at the block first orientation, fall, soil, easements, what the neighbours overlook and design the house to suit it. That usually means better light, better flow and lower running costs, on the same land.

It’s not automatically more expensive. A well-designed custom home at 240 square metres often beats a 280 square metre project home that wastes 40 square metres on a formal lounge nobody sits in.

What we build

Single and double-storey custom homes

Most of what we do. Custom home designs worked up from your brief, your block and your budget not adapted from a catalogue plan. Single storey where the land allows it, double storey where it doesn’t or where the view is upstairs.

Knockdown rebuilds

Sometimes the block is right and the house isn’t. If you love the street, the school zone and the neighbours but the house is beyond saving, demolishing and rebuilding gets you a home that suits you without paying stamp duty to move.

We’ll be straight with you at feasibility about whether a rebuild or a house extension makes more sense. Extending a sound house is usually cheaper; rebuilding a bad one is usually better value.

Sloping and difficult sites

Blocks with a fall, reactive clay, restricted access or an awkward shape are where custom design earns its money. A split-level response to a sloping site costs more in engineering and less in excavation, and gives you a house that sits in the land rather than on a retaining wall.

Custom home design

Design is where a custom home is won or lost, and it happens before anyone talks about tapware.

We start with the block. Where does the sun track across it, and at what time of year? Which boundary do the neighbours overlook? What’s the soil classification, and what will the footings cost? Are there easements, covenants or a Section 173 agreement on the title?

That last one matters more than most people expect. Estates through Point Cook, Werribee, Craigieburn and Melton carry developer design guidelines that dictate façade materials, roof pitch, driveway finish, fencing and sometimes minimum floor area. They’re enforceable, and they’re separate from council planning requirements. We check them before designing, because redrawing a façade to satisfy an estate covenant is an expensive way to learn.

Then we design the house orientation first, then the plan around how you live. Where the shopping lands when you walk in from the car. Whether the kids need to be visible from the kitchen. Whether you want guests to see the laundry.

Design your own home is a phrase that gets used loosely. What it should mean is that the plan comes from your life, not from a brochure.

What does custom home building cost in Melbourne?

Custom home building in Melbourne typically runs 2,800–4,200 per square metre for a well-specified standard build, and 4,200–6,500 per square metre for high-end custom work. A 250 square metre custom home generally lands between $700,000 and $1,050,000 for the build, before land, demolition or site costs.

What sits outside the build cost: land, demolition, site works and retaining, planning and building permits, driveway and crossover, landscaping and fencing, and connection of services to the block. On a knockdown rebuild, demolition and asbestos removal typically add $20,000 to $40,000.

What moves the build cost most: the site (fall, soil class, access), the storey count, the façade and roof form, and the specification level. A Class H2 reactive clay site with a metre of fall costs meaningfully more in footings and site works than a flat Class M block, before you’ve built a wall.

The custom home building process

Stage 1 : Feasibility and site assessment

Title search, planning scheme, overlays, easements, covenants and estate design guidelines. Soil test and site survey. We work out what the block will carry before you commit to a design, because the site sets the budget more than the house does.

Stage 2: Concept design

Orientation, siting and floor plan. We work to your budget from the first sketch rather than designing something lovely and unaffordable and then cutting it back.

Stage 3 : Documentation and approvals

Planning permit

Required where an overlay applies or the design varies ResCode provisions. Single dwellings on a lot are assessed under Clause 54 of the planning scheme.

Building permit

Issued by a registered building surveyor against the National Construction Code and the Building Regulations 2018.

Energy rating

New Victorian homes are assessed under a 7-star NatHERS requirement following NCC 2022, and new homes requiring a planning permit have been all-electric since 1 January 2024. Both shape the design glazing, orientation, insulation and appliance selection which is why we assess them at concept rather than discovering a problem at permit stage.

Stage 5 : Construction

A major domestic building contract under the Domestic Building Contracts Act, with domestic building insurance in place. Itemised, fixed price, with the variation process spelled out before you sign.

Stage 5 : Construction

Site works and footings, frame, lock-up, fit-off and completion. A dedicated site supervisor, weekly photo updates and a live program so you always know what’s happening and what’s next.

Stage 6 : Handover

Practical completion inspection, structural warranty pack, insurance certificates, appliance documentation and a defects period. Plus a walk-through where we go room by room and write down anything you’re not happy with.

How long does it take to build a custom home?

Design and documentation runs three to five months. A building permit adds two to four weeks; a planning permit adds three to six months where one’s required. Construction is typically ten to fourteen months for a single-storey home and twelve to eighteen for a double-storey.

So a realistic custom home building timeline in Melbourne is eighteen months to two and a half years from first meeting to keys. A knockdown rebuild adds demolition and service disconnection at the front.

Anyone quoting materially faster is either working from a standard plan or hasn’t allowed for approvals.

How much does it cost to build a custom home in Melbourne?

Is a custom home more expensive than a project home?

Not automatically. A custom home designed to suit your block often uses less floor area to deliver more usable space, and you’re not paying an upgrade list to fix things a standard plan got wrong. Where custom does cost more is in design fees and the time it takes.

How long does it take to build a custom home?

Eighteen months to two and a half years from first meeting to keys. Design and documentation is three to five months, approvals add weeks to months depending on whether a planning permit is required, and construction is ten to eighteen months depending on storey count.

Do I need a planning permit to build a new house?

It depends on the block. Single dwellings on a standard residential lot often need only a building permit. A planning permit is triggered by overlays heritage, neighbourhood character, significant landscape, bushfire or where the design varies ResCode siting provisions under Clause 54.

What are estate design guidelines and do they apply to me?

Do new homes in Victoria have to be all-electric?

New homes requiring a planning permit in Victoria have been all-electric since 1 January 2024. Even where it doesn’t strictly apply, plenty of clients choose it anyway for running costs. It affects cooktop, hot water and heating selection, so it’s a concept-stage decision rather than a fit-off one.

Should I knock down and rebuild or extend?

Extending a structurally sound house is usually cheaper. Rebuilding a house that’s fundamentally compromised — bad orientation, failing footings, a floor plan that can’t be fixed — is usually better value. We’ll give you an honest read at feasibility rather than steering you to the bigger job.

Can you build on a sloping block?

Yes. A fall across the block changes the engineering response — split levels, drop-edge beams, retaining — and it’s one of the situations where custom design clearly beats a standard plan. The cost sits in site works and footings rather than the house itself.

What insurance and warranty do I get?

Domestic building insurance is required in Victoria on domestic building work over $16,000 under the Domestic Building Contracts Act. You also get public liability, workers’ compensation, a structural warranty pack at handover and a defects liability period.

Can I be involved in the design?
