What building in Melbourne's inner north actually involves

No side access

The defining constraint of this region, and the one that surprises people most when they see a quote.

On a 4-metre-wide single-fronted terrace in Fitzroy or Brunswick, there’s no gate wide enough for a bobcat and often no rear laneway. Every cubic metre of excavated soil goes out through the hallway in a barrow. Every steel beam is craned over the roof or carried in by hand. Materials get delivered to the curb and moved twice.

That’s not inefficiency, it’s what the site allows. But it’s why the same 40 square metre rear extension can cost meaningfully more here than on a Balwyn block with a driveway. We price it honestly at quote rather than discovering it in week three.

The housing stock

Single and double-fronted Victorian terraces and Edwardian workers’ cottages through Fitzroy, Carlton, Collingwood, Abbotsford, Brunswick and Northcote. Post-war brick and weatherboard further north through Preston, Thornbury and Reservoir.

What we routinely find: timber stumps at end of life, lath and plaster walls, original joinery worth saving, lead-based paint on anything original, bathrooms and laundries in rear lean-tos with no waterproofing, and at least one previous renovation done without a permit.

Merri-bek, Darebin, Yarra and Melbourne

Yarra Fitzroy, Carlton, Collingwood, Abbotsford, Richmond applies the strictest heritage controls of any council we work with. Street-facing form is closely protected, and objections going to VCAT are common.

Merri-bek (Brunswick, Coburg) and Darebin (Northcote, Preston, Thornbury, Reservoir) apply heritage overlays across large parts of their older stock, with neighbourhood character controls elsewhere.

The practical effect: almost every approved extension in this region goes to the rear, sits below the original ridgeline and is set back so it can’t be read from the footpath. That’s not a constraint we fight. A well-detailed contemporary addition behind a restored original front is the best result you can get on these houses.

Rear extensions on narrow blocks are our bread and butter here. Opening the back of a dark single-fronted terrace into a kitchen, living and dining space that actually works is the job we do most often in this region.

Bathroom renovations

Original bathrooms in these homes are usually in a rear lean-to with no waterproofing at all and floor levels that have moved. Small bathroom renovation is its own discipline in three or four square metres, every millimetre is contested.

Whole-home renovations

Period and heritage renovation is our speciality, and this region is where it matters most. Restore the front rooms, rework the rear, and make the whole house read as one building rather than a terrace with something bolted on.

Small kitchens in terraces need custom joinery, because nothing in a 130-year-old house is square and modular carcasses leave gaps you can see from the doorway.

Rare in heritage-overlay streets, but knockdown rebuilds do happen further north through Preston and Reservoir where controls are lighter.

Why do inner north extensions cost more per square metre?

Site access. On a narrow single-fronted terrace there’s no side gate and often no rear lane, so excavation goes out by barrow through the house and steel comes in by crane. That’s labour hours a wider block simply doesn’t need. We price it at quote rather than adding it later.

Can you extend a Victorian terrace in a heritage overlay?

Yes, and we do it regularly. The overlay generally protects the street-facing form, so approved work goes to the rear, below the original ridgeline and set back from the footpath. Councils want new work to read as clearly new rather than imitation period detail.

How long does a planning permit take in Yarra?

Yarra applies the strictest heritage controls of any council we work with. Plan on three to six months for a planning permit, longer if a neighbour objects and it goes to VCAT. We tell you which path applies before you spend money on design.

Will my terrace need re-stumping?

Frequently. Timber stumps have a finite life and most inner north terraces are well past it. If we’re tying new work into the existing structure, the old footings have to be sound and at a compatible level. We assess this at feasibility so it’s in the contract price.
